Keeping pace with demand
In response to growing consumer demand, Ngāi Tahu Property has created two new buildings at its Tower Junction retail precinct in Addington, Christchurch. Collectively, these will provide over 2,500smq of new retail space. We have been engaged to provide tenancy liaison and coordination services for this new expansion.
Managing the right fit
Building A – “The Village” – comprises five tenancies over a new 770sqm retail area and is focussed on food, beverage and convenience retailing. It has been created primarily as an amenity to cater to the needs of the growing local workforce.
Building B – “The Mega Precinct” – comprises two tenancies within a new 1,750sqm retail box, set within the existing car park area.
As tenancy coordinators, a key part of our role is to oversee and coordinate the design process of the various fit-outs. For each tenancy we work carefully to ensure that the final design captures the feedback provided by the key base build consultants, is approved by the client in a timely manner and made ready for the relevant consent applications.
Points of interest
- Ngāi Tahu Property have worked closely with Matapopore, a charitable trust established after the quakes to ensure mana whenua values and the voice of Ngāi Tūāhuriri and Ngāi Tahu are included in the construction.
- With tenancy coordination, there is always an impetus to get the first lease up and operating as soon as possible. This creates a flow on effect for the client that encourages more businesses to sign up, but it means a lot of pressure on the delivery of the first tenancy.
- Tenants often have fit-out requirements that result in modifications to the base building. When this happens we have to manage a large amount of coordination between design consultants and construction contractors in a timely manner, while ensuring the property owner agrees to any decisions made.
