Remediation work to reinstate the correct asset value to the Body Corporate, which required a mutli staged approach.
Adding value at every step
The St Luke’s Gardens Apartments development was built between 2003 and 2011 and includes 285 units across multiple buildings. All the buildings have weathertightness, passive fire and services defects and require seismic upgrading. The focus is to complete the project and reinstate the correct asset value to the Body Corporate.
A multi staged approach over multiple years
Rubix has been engaged to project manage this high value, complex, multi-stage project. This role includes extensive liaison and collaboration with the client’s representative HOBANZ – a specialist organisation that assists homeowners and Body Corporates of buildings requiring remediation.
The site has a total area of 2.9ha and is currently occupied by the St Lukes Garden Apartment Development. The development consists of 8 individual blocks made up of 16 buildings, with shared access off Morning Star Place. The apartment buildings are four to five stories tall and contain a mix of two and three bedroom residential units. The proposed remedial works include the enclosure of balconies and the addition of structural columns within a basement car parking area.
The design works are being carried out in multiple phases. Investigation and destructive testing works have been carried out on several test apartments to ensure that the designers are as well informed as possible about the issues that will be encountered during construction. The physical works for the first Block was tendered at an early stage so that a contractor was able to provide Early Contractor Involvement to the design process. Remediation works commenced in mid 2019 and are expected to continue until mid 2025.

- Rubix have had to liaise with Watercare to coordinate the construction works as their Central Interceptor project requires extensive works on the St Luke’s site across the project 7 year duration.
