Meeting the future
With more than 100 tenants and over 40,000sqm of lettable space, Kiwi Property’s Northlands Mall is a major retail feature of Christchurch. In order to ensure appeal in the face of increasing online competition, the centre is redeveloping its customer experience while carrying out strengthening and safety upgrade works.
A shopper-friendly plan
Our team is responsible for managing the mall’s staged development programme, which includes a new food precinct, structural strengthening, and addition of retail areas, new infrastructure and back of house facilities. This has involved coordination of an overall master plan and subsequent design for identified stages.
The need to keep the mall ‘live’ and minimise disruption to both retailers and customers is paramount. We have implemented a rigorous procurement process to ensure contractors are suited to implementing works in an operational environment. Careful coordination with tenants, centre management and all other effected parties has been undertaken to ensure an open and mutually agreed upon methodology for implementation.
Points of interest
- The programme includes maintaining operation of a popular, multi-screen cinema immediately above the construction site.
- The project has triggered a review of the existing fire protection system and fire design for the entire centre. In collaboration with Christchurch City Council we have formulated a strategy to implement code requirements as works progress.
- Our role also includes tenancy coordination, with successful management of over 30 tenancy changeovers, including specialty retail and food & beverage outlets.
