A remarkable eco retreat constructed within the principles of the Living Building Challenge
Doing things differently
The Living Building Challenge is the world’s most rigorous proven performance standard for buildings. This complex and deeply rewarding project engaged us in the planning, design and construction management of a campground and accommodation site, a scenic 40 minute drive from Queenstown. The project encompassed an array of shared and private facilities, including a central homestead building featuring a shared kitchen, dining room, Greenstone lounge and conference room. Outside, a feature covered fireplace area is complemented by bunkrooms and cabins, many complete with their own bathrooms.
Rising to the challenge
In order to meet the environmental requirements laid out by the Living Building Challenge, the project required innovative ground source, solar water and thermal storage teaching systems, as well as state-of-the-art controls and energy monitoring systems. We took on the role of project manager for the resource consent and design phase, moving to construction manager during procurement and construction. Given the nature of the project, we had many of our staff on-site full time for the construction.

Points of interest
- Compliance with material restrictions was one of the most challenging aspects of the project. The exclusion of PVC and a long list of ‘red-list’ materials demanded we arrive at creative solutions.
- Working with a large team of committed consultants and contractors created a unique working environment, unlikely to be repeated in most of our team members’ careers.
- Regular challenges were always met with dedicated research and review of alternatives by the client, consultants, contractors and our team.
