Managing the journey from greenfield to future neighbourhood
Development in stages
Our client, Build Rich, owns approximately 26 hectares of land on East Coast Rd, Silverdale. Previously rural farmland and a golf driving range, the intent is to subdivide and develop the site in stages. To achieve this aim we are managing a comprehensive process which includes developing a master plan and obtaining the necessary consents for several stages of housing, commercial and infrastructure development across the site.
Working together
Build Rich’s staff are Chinese nationals, as is their development manager, Rockhopper Ltd. To support clear and effective communication, we engaged several Mandarin-speaking members of our team who were actively involved in the project. They worked closely with both Build Rich and Rockhopper to ensure mutual understanding across all parties, facilitating seamless collaboration and adding significant value to the successful delivery of the project.
Challenges include the scale of the proposed development. With a very large site and Unitary Plan and infrastructure constraints on development, we are working alongside our client to develop a master plan and implementation methodology that meets their commercial imperatives.
Points of interest
- The wider site is held over two legal titles with a combined area of 26 hectares. It features a split zoning under the Auckland Unitary Plan between General Business and Mixed Housing Urban.
- There are five stages of proposed development, with each stage including a number of super-lots.
- To the northwest of the site is a park and ride facility and the Hibiscus Coast busway. Bunnings Warehouse, Pak n’ Save and the Silverdale Rugby and Sports Club are in the immediate vicinity.
