A commercial transformation in bustling Queenstown
Church Street Development
This project saw our team managing the construction of 7,200m² retail and commercial space on Church Street, Queenstown for a consortium of local and international developers. The space comprised of two buildings constructed side by side, each with individual developers but sharing the same contractor. We managed both projects simultaneously, wrangling a mix of commercial businesses including lawyers, accountants, gym, restaurants and bars and a centrally located backpacker hotel "flashpackers" comprising a total of 350 beds.
Navigating challenges
We project-managed the design and construction of the new buildings, as well as managing the fitout of each business within the space. This was no mean feat on a very restricted site in the Queenstown CBD, but together with a talented contractor were able to deliver an attractive building on time and on budget. The project was also constructed at a time when tenants were slow to commit, so the fit-out designs were generally not started prior to completion of the building shell.
Points of Interest
- This project challenged us to manage the delivery of large construction materials – along with general steel and concrete pours – on a very busy street, with constant traffic and pedestrian flow.
- A late decision to convert the original commercial office space design into a backpackers meant we had to work swiftly and precisely to complete the project in a tight timeframe.
- South American hardwood was imported directly by the client and issued to the contractor due to lead times.
