Providing the built environment for a vigorous and supportive community of people over age 60
A three stage approach
This project comprises three apartment buildings, to be completed in three stages. Engaged in March 2015, our role is to provide comprehensive management across all three stages, the first two of which are now complete. Our role has also encompassed a master planning process for the wider site which includes two care facility buildings, two more apartment buildings and future plans for a seven storey apartment tower.
On-site challenges
Working within a fully occupied site, construction has been a logistical challenge. We’ve worked very closely with the Northbridge team to develop a method and sequence that suits the site constraints, and allows residents to be moved into completed buildings as they become available.
Stage one (completed in 2017) also had significant ground issues which required design changes. We worked with the consultants and contractor to ensure that the project was still completed on time and on budget. A ‘lessons learned’ process has been implemented for the following stages to mitigate any similar issues and ensure completion is achieved on time and within budget.
Points of interest
- The Northbridge Lifecare Trust was founded in 1972 by a group of forward-thinking Aucklanders who identified the need to provide secure accommodation for retired people and care for them for life.
- Northbridge are a leader in sustainability and have implemented many systems to enhance the efficiency of their buildings, including solar power, rain water harvesting and insulation above code requirements.
- As part of the redevelopment, Northbridge are implementing a self-driving vehicle to transport residents around the village. The vehicle will include GPS navigation, 3D scanning and be programmed to follow a predetermined route with stop-off points.
